    Possibly make a metal frame for the outer edge area of the table.

    Possibly break up the 3 sections of the table with boards going across the width to make it a bit more customized looking. Pehaps maybe instead of the boards going lengthwise try diagonal and within an outer edge frame.

    Stool looks fantastic.

    Seems like a great idea. If it has the word industrial in it I am down with that.

    I'm confused by your measurements. The living area looks more like 12 x 24 than 12 x 12. The bedroom is closer, but still not square. Nor are the kitchen and dining areas. Nor are they the same size although they are supposedly the same measurments. Admittedly iff the closed area between them is supposed to be a part of the dining area it *about* works. But they are still 6 x 12, rather than 6 x 6 according to the external dimensions.

    The other side of the apartment is closer, but the entry area is more than 12 feet wide if the closet and bath are correct.

    Hmmmm... 
    Name,..  Industrial Loft yadda yadda... sounds kind of boring, for all the time and effort you've Obviously put in.  It looks great!

    I am thinking more along the lines of "FBI/Mobster Safe House", which would grab attention and get more clicks from causal shoppers.  Throw in promo pics of some tough guys lounging around cleaning their guns or playing cards, add stacks of cash on the tables - and put bars (optional) on the windows to prevent "escapes" and budda bing, it sells itself!

    Of course, in the docs you can say, "can also be used as an industrial loft and aparment"

    Toilet lid+seat is a very common feature where I am from. Even more so now many new smart and eco homes come with a toilet system with a built in bio grinder so reduce waste clogging in the pipes.

    It does look a bit like it was made from a repurposed barber's chair.

    Wait! Where you live toilets have a grinder directly under your arse?

    Yeah, in recent years it has been becoming more and more common for modern houses IE smart and eco homes to have a Bio grinder built into your toilet and shower. Essentially its a garbage desposal you have in your sink encapsulated in a tank. I am not sure on Daz3d's policies on external links, however if you google, "Macerator Toilets", "upflush toilets", it will give you what it looks like.

    Hehe I really appreciate the idea and suggestion. It's just not the direction I would enjoy going with this product, but for another product that's a great idea!

    This might be of interest to me.

    Couple of points, The wood grain looks like it needs a lot more detail - assuming a wip. The geometry video: really, Iray preview is not needed and most of it is just yellow highlight - make the objects not selectable in the viewport so we can actually see what you're trying to show us.

    Regarding the toilet, please do look at references - overall it looks lumpy, the bowl itself looks very shallow, the seat and lid are very thin, the base is not something that matches any references I've seen for macerator toilets and the outflow should be thicker and a consistent circular shape along its length (to prevent clogging!)

    I hope the upper decking will be a separate object so it can be hidden if not required.

    And finally (and this isn't really aimed at you, it's just something I'm seeing more and more these days) please don't include plain black metallicity maps on surfaces that are not supposed to be/contain metallic elements. It's a sacriligious waste of vram! :D

    Thank you for your critique and input, I really appreciate other people's points of view as often they contain points that I may have missed.

    The texture of the wood was a really quick simple throw out to test the shader domains to make sure my UV maps were properly assembled. The wood texture that I plan on putting on the final product is much different and brighter. 

    The apartment itself is separated by object. Every wall, layer, roof, ceiling, floor is now its own object that will be arranged in a hierarchy in the scene tab IE Parent - Child. Every wall , ceiling , roof floor ect can be turned on and off visible , deleted and added. 

    Additional to a PreLoad that loads the entire scene. I will be also including preset loads that only load single rooms, and patios without the other objects for vignette scenes. 

    The product is highly customizable with the ability to move , add, delete , visible , and hide features that may not be in the camera view. 

    Below is a screenshot of some of the layers thus far . 

     

    Regarding the toilet , it is very much still under construction as I have yet to model the rear macearator tank and the toilet base cover as well as some other features and details. I stopped modeling the furniture such as the toilet and focused more on completing the apartment itself. I will be going back to finishing up the furniture. 

    The Base product of the apartment will include Apartment with Patio and above deck, deattached garage and laundry room above garage. 

    Bathroom :Sink, shower heads, tub, bathroom shelf and mirror. Towel rack. 

    Kitchen/Living room: Kitchen table, 2 chairs, 2 counters, kitchen sink , stove top (electric) , and above cabinets.

    Bedroom : Platform bed, night stand, lamp, computer desk , and chair.

    Closet : Hanging bar, Shelves.

    Sunroom/Mudroom : Welcome home placement mat, plant shelves under the windows. 

    Above deck under the roof: A long table with 8 chairs. 

     

    Note: everything can be hidden, moved , added or deleted even the upper deck especially :). I designed this product that way for versality and ease of system Vram / ram requirements. Plus this allows me to easily create additional Vignettes for customers that only want to load a single room without having to load everything. 

     

    Please do drop by to give feedback, be brutal , harsh , and honest, ultimately its the customers who will be buying the product and I want to create something the customers love.

    I am now working on 4 additional products on top of the apartment. The other 4 will be large furniture packs containing 20 furnitures in each pack. All my packs will match one another and look amazing in any home.
